The project is a house addition of less than 1000 sq.ft. As this will increase the square footage of the house,
we must address the requirement for a stable/corral space on property. Because there is no space for this
behind the house, and the front lawn area is very steep, we would like to request a Variance waiving the stable
requirement.

Criteria to be satisfied for Errant of Variance
Such change is based on upon the following described exceptional or extraordinary
circumstances or conditions that do not apply generally to other property in the same vicinity
and zone.
There is no room behind the house for a stable that would still be within the rear setback
requirement, and placing it at the front of the house will require extensive grading and
multiple variances: one to allow the stable to be in front of the house, and another to allow a
greater disturbed area. A Variance waiving the stable requirement altogether will obviate the
need for further Variances and disturb the least amount of natural landscape.
Such change will not be materially detrimental to the public welfare nor injurious to the
property or improvements in such vicinity and zone where property is located because
With this Variance we can complete the project without increasing the disturbed area on
property, as the house addition is within the existing paved area. There will be no change to
grading, drainage, etc. Existing natural landscape and views will be preserved. There will be
no detriment to easements or public welfare. As the front yard of the house will remain
undisturbed, there will always be the option of building a stable/corral in the future if
necessary.

Thank you for your feedback. We have updated our documents to reflect the changes you
detailed in your letter:
The vicinity map needs to be more detailed.
The building pad area is measured INSIDE
THE SETBACKS, (so the portion on the
colored plan in purple must follow the
setback lines -even if the area outside of
setbacks is flat).
The building pad area (per above) will need to
be recalculated and changed on the
application form. The building pad coverage
number will change as well.
Show on plan pool equipment and include in
the calculations
Show on plan trash keeping area and include
in the calculations. It is required that every
house has a minimum of 96 sq.ft. area for
trash, enclosed by a 6-foot enclosure (wood
or concrete)
Are the two areas called out on the plans as
(E) Patio Coverage are covered porches or
open to the sky? If covered porches, please
include in the calculations in the line
"Attached Covered Porches)
On the Sheet for "BUILDING PAD
CALCULATIONS", you show 20 sq.ft. pool
equipment. Include that number on the
structures sheet. We don't allow deductions
of pool eq. Only those structures that are not
required by the City (i.e barbecue) could be
deducted if they meet the criteria.
We have included a new vicinity map
showing roads and property lines of the
surrounding residences, based on maps
from the LA County Assessor's Office.
We have included a new site map with the
building pad lines redrawn inside the
setback lines.
We have included updated spreadsheets
with new numbers for building pad area and
coverage.
We now show the existing pool equipment
on the site plan, and its square footage on
both spreadsheets.
We have drawn a new trash keeping area on
the site plan, and its square footage is on
both spreadsheets (counted as service yard).
These areas are covered porches. We now
count them on the spreadsheets as
"Attached Covered Porches."
We have updated the pool equipment
numbers on both sheets, and now count it
as an attached structure.
Are they planning to have a barbeque or
outdoor kitchen. If yes, include it on this plan
and include in the calculations, but then you
could deduct it from the calculation. All the
proposed and existing structures must be
shown on the plan and on the application
forms. (Not in front of the pool, has to be
behind and to the side of the pool.
The sheet "CALCULATION OF LOT
COVERAGE" shows deductions of 953
sq.ft.—this is wrong. Only detached
structures such as barbecues, fountains,
gazebos may be deducted. So you need to
change this number as well. This submittal as
presented does not have structures that are
allowed to be deducted.

THE ABOVE AND NEW COLORED
PLAN WITH THE CORRECTED
BUILDING PAD OUTLINE.
No, they do not plan to build either.
We have fixed this on each sheet:
Lot coverage — There are no deductions.
Flatwork — Total structural and flatwork
coverage numbers are updated to reflect
new structural numbers.
Building pad coverage — The only deduction
now is the 10% of residence (plus garage)
structure area deducted from the "Attached
Covered Porches."
The new spreadsheets should replace the
incorrect ones from the Zoning Variance
Application.
We have included the first four pages of the
Environmental Review Form with updated
numbers.

This project requires a variance application, as we cannot meet the requirement of a stable/corral
built in back of the house. As the rear of the house is nearly on the rear setback line, there is no
space for a stable/corral. The variance application asks to waive this requirement.
