FINDINGS AND FORMAL REPORT
The application. of Mr. & Mrs. Clarence S. Coe, Lot 10, Crest Hills,
for a front yard variance, came on for hearing on the 29th day of July, 1964
at the hour of 8:00 P.M., at the City Hall of the City of Rolling Hills,
California, and the applicants having submitted evidence in support of their
application, the Planning Commission, being advised, now makes its Findings
and Formal Report as required by the Ordinance of the City of Rolling Hills,
California.
I.
The Commission finds that the applicants, Mr. & Mrs. Clarence S. Coe,
are the owners of that certain real property described as Lot 10, Crest Hills,
located in the City of Rolling Hills, California, and that notice of the public
hearing in connection with said application was given as required by Sections
8.06 and 8.07 of Ordinance No. 33, of the City of Rolling Hills, California.

The Commission further finds that no person appeared at said public
hearing in opposition to the application for a variance and that no evidence
was received by the Commission in opposition thereto.
III.
The Commission further finds that the proposed residence addition
will extend an existing nonconforming use as defined in Article V, Section 5.05
of Ordinance No. 33, and further finds that the variance should be granted

to the applicant in order to preserve substantial property rights possessed by
other property in the same vicinity and zine, and that the granting of such
variance will not be materially detrimental to the public welfare or injurious
to property or improvements in such vicinity and zine in which applicants'
property is located, and that there are exceptional and extraordinary circum-
stances and conditions by reason of the location of the existing residence on
saod Lot 10 which do not apply generally to other property in the same vicinity
and zone.

From the foregoing it is concluded that a variance should be granted
by the Planning Commission of the City of Rolling Hills to Mr, &: Mrs. .Clarence 'S,
Coe of Lot 10, Crest Hills, in accordance with the plot plan marked Exhibit I
on file in these proceedings on the condition that the shrubs be trimmed back
six feet,or a distance determined by a Commissioner, from the road frontage
on Cinchring Road, and it is, therefore, so ordered.
