I. Such change is warranted because (State reasons) It is important p t o the completion

and betterment of the existing residence to accommodate the family requirement
and financial investment ofe applicant.
II.Such Change is based upon the following described exceptional or extraordinary
circumstances or conditions that do not apply generally to other property or
class of use in the same vicinity and zone. (State circumstances)
The existing residence is already in the 25 foot setback area. The new
bedrooms and living room extension will of course also be within the setback.
Permission is being sought to build to, but not within, the ten foot easement.
This is the only_reasonable area of expansion due to the inability to build
,wards or out in any other direction due to steeply sloping site conditionsz_
The proposed addition would utilize the existing building pad and greatly
minimize any grading involved .
III.Such change is necessary for the preservation and enjoyment of a substantial
property right possessed by other property in the same vicinity and zone.
(State reasons) The applicant requires three additional bedrooms with accompanying
bathrooms and an increased living room due to a growing family..
IV. Such change will not be materially detrimental to the public welfare nor injur-
ious to the property or improvements in such vicinity and zone where property
is located because It does not create a noise nuisance or visual interruption
of views as well as no special grading of existing terrain as it now exists.
