NOTICE IS HEREBY GIVEN, that the Planning Commission will hold a Public Hearing and
consider a Resolution of Approval in Zoning Case No. 944 on Tuesday, August 21, 2018 at 6:30 n.m.
The meeting will be held at City Hall Administration Building, 2 Portuguese Bend Road, Rolling Hills,
CA 90274, for the purpose of receiving public input regarding the following:
ZONING CASE NO. 944, A request for a Lot Line Adjustment between two
parcels of land for properties at 0 Buggy Whip Drive (APN 7569-024-022) (Mr.
and Mrs. Joseph Czyzyk) and 25 Crest Road West (APN 7569-024-023)(Mr. and
Mrs. Rama Chandran), Rolling Hills, CA, resulting in an increase in lot size at 25
Crest Road West and a decrease in lot size at 0 Buggy Whip of 5 square feet;
Request for Variances for 1) altering lots already less than the minimum lot size
required by the municipal code, 2) not meeting the minimum frontage along a
roadway easement as required by code, and 3) creating a new structural
encroachment into a side yard setback was noticed, discussed and considered by the
Planning Commission at their July 17, 2018 regular Planning Commission meeting.
Since the meeting, new information surfaced bringing to light that the project
would be continuing to maintain but not increase existing legal non -conforming
conditions on the properties. A Variance will be needed to increase a non-
conforming condition on one of the properties. It will cause a non -conforming sized
lot to be reduced an additional 5 gross square feet. The Planning Commission will
consider the adoption of a Resolution approving the project at the regular Planning
Commission meeting to be held on August 21, 2018. The Project has been
determined to be exempt from the California Environmental Quality Act, (CEQA)
pursuant to Class 5, Section 15305.
MUNICIPAL CODE APPLICATIONS: City of Rolling Hills Subdivision Ordinance -Title 16, State
of California Subdivision Map Act, Site Plan Review — Chapter 17.46 and Variance — Chapter 17.38.
Any person is welcome to review the subject application and plans prior to the public hearing at the
City Hall Administration Building located at 2 Portuguese Bend Road, Rolling Hills, CA. We welcome
your input. You may provide your comments in writing to the Planning Department prior to the
meeting or come to the meeting and address the Planning Commission on this project.

on Tuesday, July 17, 2018 at 0 Buggy Whip Drive / 25 Crest Road West, Rolling Hills, CA at 7:30 a.m. for
the purpose of receiving public input regarding the following:
