Ref:- Notice of Proposed Variance, 13 Caballeros Road
Planning Commision
City of Rolling Hills
Dear Members: -
As we will both be out of town'on the evening
of May 24th, we are taking this opportunity to make our views
known. Although we are not legally.involved with this variance
as the Tretheway's are, we are definitely interested for other
reasons.
Homes in the immediate area are in a one acre
zoning. This can leave a net lot size, after subtracting roads
and easements, of approx. .8 of an acre which is certainly
skimpy for horses. As our home is in the direct path of the
prevailing wind and directly across the easement from the
proposed stable and corral (it is only 39 feet from our
attached garage to the Wallace's fence line, 52 feet to our
family room), we believe you can understand our concern.
Both of us were raised in farm country and
we both like horses. We -have absolutely no objection to the
Wallaces' having horses provided that they are not allowed to
become a nuisance. To be certain that a nuisance is not created,
we are requesting your consideration of the following:-
1. That the stables and corral be kept clean and that no
fertilizer is to be dumped on the easement..
2. That the stable be occasionally sprayed for flies.
3. That Rainbird sprinklers be installed, and used, to
take care of the dust problem.
We`,hope that you will agree that the above
request is not only a matter of common sense but also one of
common courtesy. The privilege of having horses also carries
the obligation of continuing to care for them.
If any of you are in doubt as to our comments
and request, we would welcome your visit to the area of the
proposed variance.
We would like to thank you, in advance, for
your kind consideration.

Re: Jack Wallace stable
Gentlemen:
This is to confirm that my wife and I have no objections to the
proposed stable being constructed on the corner of the Wallace lot and the
fact that the wall and fence will extend beyond the required set -back line.
In fact)so long as the wall does not extend into the trail easement,we have
no objections and support their request for same.
Yours ery truly,
f
