petitions for variance to paragraph 305 "...no building shall exceed one story in height..."
I Such change is warranted because (state reasons)
A one story building of the type desired is not feasible
II Such change is based upon the following described exceptional or
extraordinary circumstances or conditions that do not apply generally
to other property or class of use in the same vicinity and zone.
(state circumstances)
The slope of the land is such that the usable building site area is extremely
limited.
III Such change is necessary for the preservation and enjoyment of a
substantial property right possessed by other property in the same
vicinity and zone because (state reasons)If the desired building were built as
a 1 story building, the cost would be 60% higher and accessibility would be too poor
to be practical. Other owners in the vicinity have built similar accessory buildings.
IV Such change will not be materially detrimental to the public welfare
or injurious to the property or improvements in such vicinity and
zone where property is located because It will be considered by other property
owners to meet the present requirements for accessory buildings, is harmonious with
the site and residence, is not a factor in blocking a neighbor's view, and will add
substantially to the enjoyment of the property.
Plot Plan MUST accompany the application and must show:
a) the location of the (proposed) building on the property; and
b) the area(s) for which the variance is requested; and
c) the outside boundaries showing dimensions and easements.
Applicant or a representative must appear at the hearing.
Applications are considered at the regular meetings of the Planning
which are held the fourth Tuesday of each month. Applications must
