Criteria to be satisfied for grant of Variance
Such change is based upon the following described exceptional or extraordinary
circumstances or conditions that do not apply generally to other property in the
same vicinity and zone.
If 50 foot set -back from load .easement is required, then a pad of 3.500
square feet will remain. If radius of 50 feet from southwest corner was
established by granting a variance the pad would increase to 6,380 square
feet leaving over an acre for open space.
Such change will not be materially detrimental to the public welfare nor injurious to
the property or improvements in such vicinity and zone where property•is located because.
This lot is located of the end .of a private road and no other lot -rmld he
served because of the 60 foot ravine east of the road easement. furthermore
the set -back of the new residence would be in line with the neighbors'
set -back.

The action of the Planning Commission will be final unless within twenty (20) days
