Main buildings, accessory buildings, structures, tennis courts, swimming pools,
service yards (enclosed or unenclosed), stables, or an area of not less than 200 square
feet for the construction of a stable (with vehicle access thereto) shall not cover
more than twenty (20%) percent of the net lot area; provided further that in addition
to the above described improvements, the areas included within driveways, parking

roads maintained by the Rolling Hills Community Association, shall not cover more
than thirty-five (35%) percent of the net lot area.

Such change is based upon the following described exceptional or extraordinary
circumstances or conditions that do not apply generally to other property in the
'same vicinity and zone.
0ur objectives are to provide a safer exit than our present driveway and safer
to
temporary parking for guests and delivery vehiicles,(improve aesthetic quality of
front yard and to improve access to front entrance of the house in behalf of
a handicapped relative.
Such change will not be materially detrimental to the public welfare nor injurious to
the property or improvements in such vicinity and zone where property .is ',,dated .bP,.a.use.
There are similar driveways in the vicinity. This plan should improve traffic
safety and, in fact, it has already been approved 'by the Rolling Hills Traffic
Commission.

Following are the specific measurements of our proposed project as
they relate to Title 17 of'the City Planning Commission Guidelines:
1. Driveway width: 12 feet, with short section in front of house at 15
feet,
Title 17: "...no more than 15 feet"
2. Separation between driveway exit and entry: 108 feet
Title 17: "...a minimum of 100 feet"
3. Total areas of driveways --both present and proposed: 2514 square
feet, which is less than 20. of the total area of front yard of
14,100 square feet..
Title 17: "...must not exceed 20% of total area" of front yard
4. Distance from "parking area" to front roadway easement lines 33 feet
Title 17: "...not located. closer Than 30.feet from roadway easement"
5. Distance to nearest intersection: at least 150 feet
Title 17: "...not to be within 50 feet of roadway intersection"
6. Frontage on maintained roadway: 184 feet
Title 17: "250 feet"
While our property does not meet the 250 feet frontage requirement,
we hope that the configuration of our plan (which is already layed-
out on the property) and the positive features outlined above will
justify allowing us to proceed. We feel that this plan would definitely,
serve to enhance the environment of our neighborhood and city and in no
way be detrimental. Thus, we are requesting, and shall very much appre-
