This notice shall serve as a copy of the decision of the Planning Commission. A formal report of the Planning Commission's action as required by Section 17.32.086 of the Municipal Code is contained in the minutes of the proceedings before the Commission. The City Council of the City of Rolling Hills will be reviewing the action of the Planning Commission on Monday, August 13, 1984 at 7:30 P.M. in the Council Chambers of the City Hall, pursuant to Section 17.32.140 of the Municipal Code of the City of Rolling Hills to determine whether the action of the Planning Commission should be appealed by the Council. Rolling Hills Estates, CA 90274 • 231/541-4864 July 18, 1984 City of Rolling Hills Planning Commission City Hall 2 Portuguese Bend Road Rolling Hills, CA 90274 Dear Chairman Roberts and Members of the Commission: This letter is regarding Lot 2 Tract 6 Z , commonly known as #4 Eucalyptus Lane, formerly owned by Robert Lamb. This request is for a front yard and buildingset back deter- mination. Because of the 50 ft. set back ordinance and the 40 ft. road easement reserved by the parcel map, the end result is a.90 ft. building line set back. This coupled with a 25 ft. bridle path easement on the north side and a 120 ft. ravine on the east side, you can easily see that the remaining useable ground is reduced to less than 4,000 sq. ft. without import of fill. My contention is that because the road easement on Lot 2 serves only one lot and with the limited size of the lot and the condi- tions of the terrain as indicated above, it is a hardship to require 90 feet of set back. In order to build a home in which the design would be compatible with the community, I feel that a 50 ft. set back from the west property line fronting Eucalyptus Lane would be in line with the area and still maintain that unique quality that the gated com— munity offers. This 40 ft. reduction would result in an addi- tional 4,000 sq.. ft. of. useable pad and with minimum grading,'a nice 3,500 sq. ft. home with a 3-car garage could be placed on the lot with a back yard of 4,000 ft. for a pool. Members of the Commission, time is of the essence. The owners have given me until July 1st, or the property may go into a Trust Deed saleas did the house formerlyoccupied by Mr. Lamb.
