111, Addition of a family room to e, Resolutions & Approval ConditionsBEFORE THE PLANNING COMMISSION OF THE CITY OF ROLLING HILLS COUNTY OF LOS ANGELES, STATE OF CALIFORNIA In the Matter of the Application of Dr, Robert A. Smith Lot 86-RH ZONING CASE NO. 111 FINDINGS AND REPORT The application of Dr. Robert A. Smith, Lot 86-RBI, Rolling Hillp Tract, for a variance of Front Yard Requirements under Article HT, Section.3.06 of Ordinance No. 33 came on for hearing on the 16th day of May, 1972 in the Council Chambers of the Administration Building, 2 Portuguese Bend Road, Rolling Hills, California, and the applicant, having submitted evidence in support of the application, the Planning Commission, being advised, now makes its Findings and Report as required by the Ordinances of the City of Rolling Hills, California. L The Commission finds that the applicant, Dr. Robert A. Smith, is the owner of that certainreal property described as Lot 22B-GF, Georgeff Tract, located in the City of Rolling Bills, California, and that notice of the public hearing in connection with said application was given as required by Sections 8.06 and 8.07 of Ordinance No. 33 of the City of Rolling Hills, California. 11. The Commission further finds that no person appeared at said public hearing in opposition to the application for a variance, and that no evidence was received by the Commission in opposition thereto. Further, the Commission finds that Dr. Charles Turner, 4 Pine Tree Lane and Mr. Marion Welch, 6 Pine Tree Lane, came to the office to view the plan and said they had no objection to the proposed addition and that Mrs. Robert Stander, 3 Pine Tree Lane, telephoned the office to say she did not object. III. The Commission finds, further, that the applicant requests the variance to permit addition of a family room to a wing of his home, although the property consists of 6+ acres, the orientation of the house makes the request necessary because Pine Tree Lane curves near the location most appropriate for the proposed addition. Further, the addition would extend the existing roof line, and is the only logical location for the proposed addition. The Commission finds that a variance to permit addition to the residence to project approximately 10 feet into the front yard should be granted in order to preserve substantial property rights possessed by other properties in the same vicinity and zone. IV. From the foregoing it is concluded that a variance of Front Yard Requirements under Article III, Section 3.06 of Ordinance No. 35 should be granted by the Planning Commission of the City of Rolling Hills to Dr. Robert A. Smith, Lot 86-RH, Rolling Hills Tract, in accordance with the plot plan marked Exhibit I on file in these proceedings, and it is, therefore, so ordered. /s/ Godfrey Pernell Chairman, Planning Commission Secretary, Planning Commission
