1. As you know the City Council at their October'26, 2015 meeting indicated that they would approve, with certain
conditions, the addition encroachment into the side setback and a higher than normally permitted retaining wall
in same setback in order to gain a 4' wide walkway around the addition, and directed staff to bring a Resolution
of approval for their November 9 meeting. Since that time you have requested continuance of the case. Please
provide status of when you'll be ready to go back to the City Council with this proposal, so that staff could re -
advertise the variances and prepare a Resolution for Council's consideration.
2. Please provide status of the Lot Line Adjustment request for 10 Pine Tree Lane. The submittal due date for the
July 19 Planning Commission meeting was May 11. I afforded you an extension of time to submit the final
application and necessary information much later. The items listed in my May 18th email, which you stated you
retrieved on June 1, 2016, still need to be provided. You can provide them in a piece meal manner or all at once
by no later than June 20th to be placed on the July 19, 2016 Planning Commission meeting. The next meeting of
the Planning Commission will be on August 16th, and the information will be due on July 11, 2016.

Yolanta — We started the process for the lot line adjustment with the RHCA today. They are scheduled to
take a field trip at 730AM on Wednesday, June 15th. They will discuss the project an status of the
easements on June 16th
I spoke with the Hassoldt's this morning and explained that we will not be on the June 21, 2016 city
Planning Commission agenda and will start the city process with a field trip prior to the July 19th Planning
Commission meeting. The Planning Commission will deliberate the project on July 19th as well.
Below is the email we discussed yesterday that I retrieved on June 1. See below for comments IN RED on
outline for completing the items you requested to finish the staff report.

Gary the following information needs to be submitted by May 27 for this application to
be scheduled for the Planning Commission on June 21. We would take you directly to
the field trip.
1. Grant Deed for all 3 parcels Grant Deeds are not generated until a parcel is sold.
Please clarify what you need
2. Proof of payment of property taxes for all 3 parcels The owners will provide.
3. Net lot area calculations -as defined by the City for development purposes for each lot.
The City's requirement is that each lot in the RAS-2 zone be 2 acres NET as defined in
Section 16.16.O10C of the Subdivision Ordinance. Three types of lot area calculations
need to be shown on the plan & application.
A. gross lot area (including roadway easements)
B. net lot area (for Assessor's purposes -not including roadway easements)
C. net lot area per City requirements (defined as: gross lot area minus roadway
easement and minus ' 10 feet along all property lines) see attached & also Section
16.16.010C We will submit a modified plan to clearly show the 3 ways to calculate the
gross and net lot areas

Since I wasn't here for the subdivision, I need to learn what was required. We understand
that width reductions for road easements have been granted to others on Pine Tree Lane
and other spots in the City. We feel this merits an exception to the road standards since
this westerly 5' strip will never be needed or used for road purposes.
