convey it immediately to the Rolling Hills Community Association), an easement in gross for ingress, egress, and the
installation, maintenance, repair, replacement, and removal of sewer lines and other underground utilities over that
certain real property in the City of Rolling Hills, County of Los Angeles, State of California (the "Easement").
Neither Grantor nor his successors shall construct or erect any improvements or alter any contours of the surface of
the Easement areas other than installation of shallow -rooted landscaping and necessary irrigation systems. The
Easement is described as follows:

The easterly, southerly, and westerly 10.00 feet of Lot 1, Tract No. 29408, in the City of Rolling Hills,
County of Los Angeles, State of California, as shown on Map Book 808, Pages 27 to 29 inclusive, of
maps, in the Office of the County Recorder of the County of Los Angeles.
Parcel 2:
That portion of above -mentioned lot within a strip of land 10.00 feet wide, the northerly line of which
is that certain course of north 79 degrees 49 minutes 00 seconds west 42.00 feet in the northerly
boundary of Lot 1.
Excepting therefrom that portion thereof within the above -described Parcel 1.
Parcel 3:
That portion of Lot 2, Tract No. 29408, in the City of Rolling Hills, County of Los Angeles, State of
California, as shown on Map Book 808, Pages 27 to 29 inclusive, of maps, in the Office of the County
Recorder of the County of Los Angeles, within a strip of land 10.00 feet wide, the westerly, northwesterly,
northerly, and easterly lines of which are described as follows:
Beginning at the southerly terminus of that certain course of north 06 degrees 49 minutes 48 seconds east
453.00 feet in the westerly boundary of said Lot 2; thence, northeasterly along said northwesterly line to the
most northerly line of said Lot 2; thence, easterly along said most northerly line to the northwesterly corner

(a) The location of the boundary line dividing the two lots listed above is hereby adjusted so
as to reconfigure both lots into two (2) parcels as described in Exhibit "A" attached to this Certificate. This
lot line adjustment is made pursuant to, and in conformance with, a request made on February 28, 1989 by
the owner of the subject lots, Mr. Richard C. Colyear.
(b) The parcels created by this lot line adjustment comply with the lot line adjustment
requirements of the Subdivision Map Act (California Government Code. Section 66412(d)), and the creation
of these parcels is exempt from the Parcel Map requirements of the California Subdivision Map Act.
