Dear Sir:
We are the owners of Lot #14 on Caballeros Road. We are requesting your
favorable consideration of a variance from the 10' sideyard restriction.
This variance is necessary because of the contour of our lot which is
almost entirely a steep mountain side. Because of this situation our
building area is extremely small. This variance will not harm any of our
neighbors as our home will be located 13' below the nearest residence.
Our architect spent a great deal of time in an effo,�rt�to loc9.te the residence
on this lot and without this variance we would be/dnable /build our home.

Dear Mr. Murphy:
We are submitting for your consideration a request for a variance in connection
with a zoning ordinance, which we understand is #13 of Section 3. This
ordinance has to do with a 10' setback from the easement line on our property
located at the end of Caballeros Road. Although our lot, which is #14, is more
than 3 acres in size the great majority is an extremely steep hillside. The
building area will be extremely small due to the contour of the land. I have
attached to this letter a map of the property showing the extreme steep
hillside and small building area. As you can see it would be impossible to
build the house in any other position than indicated. Oyr architect worked an
extremely long time in creating a plan to fit in this small space. You will
note that our garage will set 13' below the property adjoining and 2' from the
easement line. We would appreciate a variance from the 10' rule so that we
may be able to build our home.
The Architectural Committee of the Rolling Hills Association has approved
our plan and the plans are presentlybeirig delayed by the Los Angeles Building
Department awaiting the decision of your Committee. We trust you will give
our request your favorable consideration and deem this a justifiable request
for a variance from the zoning ordinance concerning side yard setbacks.
Upon your recommendation, I will be in attendance at the February 21, 1961
meeting of the Planning Commission to answer any 9xestions concerning the
facts of this situation.
