We researched the plan check request for 7 Chesterfield and found that the
proposed demolition and addition to the existing residence will result in a
995 square foot addition.
According to Chapter 17.46 of the Zoning Code, Planning Commission
approval and City Council concurrence of development plans are required
for Site Plan Review for any of the following:
1. ' Any grading requiring a grading permit;
2. Any new building or structure except barn/stable without grading;
3. Expansion, modification, alteration, or repair of any existing building
which (i) requires a grading permit; or (ii) increases the size of
structure by at least 1,000 square feet and has the effect of increasing
the size of the structure by more than 25% in any 36-month period.
In this case, the addition will not require a discretionary hearing. But,
because the project will be a major remodel, all Building & Safety fees will
be calculated as for a new residence.
