SUBJECT: ZONING CASE NO. 849. Request for a Lot Line Adjustment
This letter shall serve to notify you that the City Council at their March 10, 2014
meeting upheld the resolution of approval adopted by the Planning Commission
granting a lot line adjustment in Zoning Case No. 849.
The lot line adjustment does not become final until legal descriptions, plot plan,
new deeds to the properties and other pertinent documents are recorded. You
will also be required to record the Resolution of Approval.
Currently, the LA County Regional Planning Land Development Division is
reviewing the legal description and other pertinent documents submitted by your
engineer. Once I receive a confirmation that the documents are in order, I will
contact your engineer to proceed with the necessary documents for recordation
of the lot line adjustment.

This letter shall serve to notify you that the Planning Commission adopted resolution on February
18, 2014 granting your request. That action, accompanied by the record of the proceedings before
the Commission will be reported to the City Council on MONDAY. March 10.2014 at their
regular meeting beginning at 7:30 PM. You or your representative should be present to
answer anv questions the Council may have.
The Planning Commission's decision in this matter shall become effective thirty days after the
adoption of the resolution by the Commission, unless an appeal has been filed or the City Council
takes jurisdiction of the case within that thirty (30) day appeal period. (Section 17.54.010(B) of
the Rolling Hills Municipal Code). Anyone, including you, may appeal the Planning
Commission's decision or parts thereof. Should there be an appeal, the Commission's decision
will be stayed until the Council completes its proceedings in accordance with the provisions of
the Municipal Code.
If no appeals are filed within the thirty (30) day period after adoption of the Planning
Commission's resolution, the Planning Commission's action will become final and you will be
required to record an Affidavit of Acceptance Form together with the subject Resolution and a
Certificate of Compliance for the lot line adjustment in the Office of the County Recorder.
Meanwhile, I requested review of the map and the legal descriptions by the LA County Regional
Planning Department. Once the review is completed I will forward to you the instructions for
recordation.
The staff report to the City Council will be mailed to you on Friday, March 7, 2014.

SUBJECT: ZONING CASE NO. 849. Request for a Lot Line Adjustment & Variances
This letter shall serve to notify you that the Planning Commission voted at their meeting
on January 21, 2014 to direct staff to prepare a resolution to approve your request in
Zoning Case No. 849 and shall be confirmed in the draft resolution that is being
prepared. The Planning Commission will review and consider the draft resolution,
together with conditions of approval, at an upcoming meeting on February 18, 2014 and
make its final decision on your application. Following their decision, there will be other
matters to attend to, such as City verification of the new legal descriptions for the lots,
RHCA approval, recordation of the new legal descriptions and the resolution. I will
provide you with all the necessary steps after the resolution is adopted and reviewed by
the City Council.
The findings and conditions of approval of the draft resolutions will be forwarded to
you before the Planning Commission meeting.

SUBJECT: ZONING CASE NO. 849. Request for a Lot Line Adjustment
The Planning Commission will conduct a public hearing at a field visit for the above
mentioned zoning case to view an outline/stakes of the proposed lot lines adjustment on
Tuesday, January 21, 2014 at approximately 7:50 AM.
The site must be prepared according to the following requirements:
A. Stake the existing and proposed property lines
and easement lines in different color stakes and
flags according to the enclosed instructions
B. Show the width of 0 Buggy Whip property at the
roadway easement line
C. Show the distance from the existing structures at
25 Crest Road to the adjusted property lines in
the area of adjustment.
The owner and/or representative must be present to answer any questions regarding the
proposal.
Your neighbors within 1000-foot radius were notified of this project and may also attend.
After the field trip, the next Planning Commission meeting will take place on the same
day, January 21 at 6:30 P.M. at City Hall, at which time the Planning Commission will
further deliberate this project.

SILHOUETTE CONSTRUCTION GUIDELINES
A silhouette of proposed construction must be erected the week preceding the designated
Planning Commission or City Council meeting/field trip.
Silhouettes should be constructed with 2" x 4" lumber. Printed boards are not acceptable.
Bracing should be provided.
Lumber, wire or other suitable material should be used to delineate roof ridges and eaves.
Flags in close proximity to each other must be attached to the wire or twine to aid in the
visualization of the proposed construction.
Property lines, setback lines and easement lines must be staked along the areas of construction.
2 1/2 - 3' high wooden stakes must be used to delineate the lines. Such stakes must be flagged
and marked on their sides:
• Property line ( red or pink flag)
• Setback line (green flag)
• Easement line (yellow flag)
and remain in the ground throughout the entire review and approval process as well as during
the entire construction process, when required by the Commission.
The application may be delayed if inaccurate or incomplete silhouettes are constructed.
