Commission's approval on _April 19, 1988, of your_ request for
a Variance to encroach into -the established front yard for the
purpose of constructing residential additions on Lot 70A-1-MS,
located at 33 Crest Road East, -was reported to the City Council
at their meeting on_ May 9, _1988. -At that meetingr a motion
was_ made- and- seconded - that the Council take jurisdiction of
Zoning Case No. 353, and hold a public hearing on this request
at the next regular meeting of the City Council on Monday, May
23, 1988, at 7:30 p.m.
A Copy of the Findings and Report on Zoning Case No. 353,
reporting the findings_ of the_ Planning Commission and the
conditions attached- to the approval of your request, -is enclosed

Setback to construct residence addition
Dear Mr. and Mrs. Probst:
This letter is to serve as official notice, pursuant to
Section 17.32.090 of the Rolling Hills Municipal Code, that a request
for a Variance of the front yard setback requirements to construct a
residence addition on Lot 70A-1-MS, located at 33 Crest Road East,
was denied by the Planning Commission at their meeting on Tuesday,
January 19, 1988. This decision may be appealed, pursuant to Section
17.32.140 of the Municipal Code.
The Planning Commission's action will be reported to the City
Council at their next regular meeting on Monday, February 8, 1988,
pursuant to Section 17.32.140 of the Rolling Hills Municipal Code.

We do hereby appeal the January 19, 1988 decision of the
planning commission as renards our case.
We have made certain modifications to our plan which we
believe will enable you to approve our variance application.
We do hereby request that per section 17.32.150 of the
Rolling Hills Municipal Code the planninn commission's
decision does not accurately reflect the mitigating
circumstances of our application, nor does it reflect our,
revised solutions.
We ask that our case be reopened for review by the City
Council.

To whom it may concern;
I have reviewed with Scott and Gayle Probst the changes they
plan to make to their home. As their neighbor I have no objection
to these changes. The new garage will be no closer to Crest Road
than my barn and I feel the new driveway and covered entrance
overhang will enhance the property's appearance and asthetics.
Once the old driveway is removed and the fence and landscaping con-
tinued across,the garage area of the property will no longer be as
visible from Crest Road.
I think these changes will benefit the neighborhood and I
recommend your approval of them.

To Whom It May Concern;
We have had an opportunity to review the proposed changes
to the Probst residence driveway, front entrance, and the
garage addition and we herein state our approval of them.
We have never likedthe current driveway configuration
and we support their plan to relocate the driveway as the
garages will no longer be the focal point of the property
from Crest Road. We have no objection to the fact that the
new garage structure and the porte cochere will protrude
partially into the setback area as both will be below
street level and will not affect our view nor the horse
trail along Crest Road.
We feel the proposed changes will add beauty and appeal
to the property and the neighborhood and we support your
approval of them.
