Subject: Zoning Case No. 311
This letter is to serve as official notice, pursuant to Section
17.32.090 of the Rolling Hills Municipal Code, that a Conditional Use
Permit for construction of a paddle tennis court on property owned by
you at 2 Pine Tree Lane was approved by the Rolling Hills Planning
Commission on Tuesday, March 19, 1985. A formal report of the Planning
Commission as required by Section 17.32.086 of the Municipal Code is
contained in the minutes of the proceedings before the Commission. A
copy of the minutes and a copy of conditions of approval for tennis
courts are enclosed. Conditions which apply to tennis courts are also
applicable to paddle tennis courts.
The Planning Commission's action was reported to the City Council
at aregular meeting on Monday, April 8, 1985, pursuant to Section
17.32.140 of the Municipal Code. Since no action was taken by the
Council regarding the approvals, the decision of the Planning Commission
has been ratified by the City Council, and the Conditional Use Permit
for construction of the paddle tennis court as shown on a plan submit-
ted for Zoning Case No. 311 is approved.
An acceptance form as required by Ordinance No. 207 is enclosed.
At the public hearing on Zoning Case No. 311 on February 19, 1985
the City Manager recommended that approval of a Variance for front
yard setback of 40 feet for the residence instead of the required 50
feet, and a Variance of Building Height, Zoning Case No. 294, be in-
corporated by reference with Zoning Case No. 311, and that the Affi-
davit of Acceptance which will be recorded include both Zoning Cases.
When the Affidavit of Acceptance, duly executed and recorded, has been
returned to the City, the Los Angeles County Department of Building
and Safety will be notified that building permits can be issued.
