The alignment of the tunnel has changed from the alignment shown on the approved building plans. We request approval of the realigned tunnel shown on the attached plan. The tunnel was not shown on the grading plan. The dirt quantiites on the grading plan don't include the excavated dirt necessary for the required tunnel. The excavation of the tunnel will provide 400 cubic yards of dirt, which will be used on site to 1)raise the lower, pool and stable pad one foot and 2) to provide the additional dirt necessary due to the shrinkage of the fill that occurs as part of compaction. NARRATIVE Property: + fine Tree Lane, }lolling hills, CA 90274 January 1 5, 2002 Presented To: City of Rolling hills and Rolling hills Community Association The vision of the property owners at 4 rine Tree Lane is to create a natural rural landscape. Working with the owners and meeting the re9uirements of the City of Rolling hills has been a complimentary re9uest. The planting design incorporates natural forms and low-water use plant material to create a natural rural setting. Designing with low-water use plant materials, native grasses, groundcovers and bulbs that can naturalize will provide long term beauty as well as water conservation. In creating this natural environment, plant material has been selected that naturally occurs on dry hillsides and canyons of California, such as the evergreen lupines and California poppies. The California poppies and lupine mix will not only naturalize, but will give the property flower color used by butterflies and birds. As re9uired in the Rolling hills landscape ordinance, trees have been chosen that will not exceed 25 feet in height. The placement has been considered so that trees and shrubs do not obstruct the views of the neighbors or the owners. 5mall trees will blend with the natural environment, such as the native Toyon that occurs on the property. Again, maintaining a low water planting palette. Entering the property, the existing California Peppers trees flank both sides of the existing drive with English ivy below. The English ivy will continue along the new circular drive maintaining a continuity into the property. Mixed between the ivy, native shade -loving Wooclwardia ferns are planted along both sides of the new entrance. Along the south property border there is an existing evergreen pittosporum hedge. The addition of Sweet Alive to this area will create a more dense screen and sweet smell. Also at the entrance drive Arbutus `Qkto6erfest' is a small dark evergreen tree that resembles the native Toyon tree that occurs naturally on the property. The drive's center circle introduces the rural grasses and highlights the canyon princes silver foliage surrounded by low planting of snow - in -summers gray green foliage. This same grass is carried to the back hillside mixing with large drifts of native or similar species of medium grasses of varying colors and textures to set each of diem off. Salvia and Echium with the blue gray foliage and bold flower color accent the grasses' simplicity. Off the back patio a small herb garden will 6c planted for beauty as well for the culinary use. Descending the pathway Daylilies and rosemary cascade along the walk to the pool and stable. The Pool deck and surrounding borders will be planted with low grasses and groundcovers mixed amongst selected boulders. The lower hillside so not to block any views from the pool has been planted in a lower mixture of Lupines and California poppies, and Myoporum. The shrub plantings of native Toyon and Ceanothus blend with the existing dense brush of Toyon and Lemonade bush. Existing large pine trees and fruit trees line the east property border and canyon. Additional fruit trees are being added in the lower canyon selected for their ability to produce in Kolling hills, blend with the rural setting and maintain a max. height of 25' or Tess. Planted below the fruit trees are large sweeps of California poppies and narcissus. The west side of the residence will be the ideal location for a small vegetable garden and citrus planting. The west hillsides will be covered in honeysuckle below the exiting Eucalyptus. Water conservation has been considered in the plant selection as well as the irrigation system. Plant material once established will require minimum water use. The irrigation system has been designed with a time clock that will reduce water use by 25%. Designed by hydrozones, low gallonage heads have been used. Kotor heads are being used on the slope and pop up keads on the low grasses and shrub areas. Kemote control timer with a rain sensor will shut off the system in the rain so not to waste unneeded water. The system has been designed to establish the plant material, but will be set on reduced water capacity after plants are established. Outlining the system usage a low gallonage irrigation system detail sheet has been included. With a low gallonage irrigation system, native and low-water use plant material, the property can conserve water into the future.
