PLANNING COMMISSION OF THE
CITY OF ROLLING HILLS, CALIFORNIA
NOTICE IS HEREBY GIVEN that the Planning Commission will conduct a field visit on
TUESDAY, DECEMBER 16, 2014 at 7:30 a.m. to view a silhouette for a proposed
project at 1 Pine Tree Lane, Rolling Hills, CA in the following zoning case:
ZONING CASE NO. 867. Request for a Site Plan Review and a Variance to
construct a 514 square foot garage, which when added to a recent administrative
approval of 887 square foot addition, the total of the additions exceed the scope
allowed under administrative approval within a 3-year period, to construct 3,021
square feet above grade decks and a garage that would have an out of grade
condition at 1 Pine Tree Lane, Rolling Hills, CA, Lot 102-RH, (Delgado). It has
been determined that the project is categorically exempt from the requirements
of the California Environmental Quality Act (CEQA).
APPLICATIONS REQUIRED BY MUNICIPAL CODE: Chapter 17.46 - Site Plan Review
and 17.38 Variances.
The Planning Commission held a public hearing on subject zoning case on November
18, 2014 at which time the Commissioners heard a detailed presentation of the
proposal. The purpose of the field trip is to familiarize the members of the Planning
Commission and interested parties with the location, topography, size and extent of
the project. Any person is welcome to review the subject applications and plans prior
to the public hearing at the City Hall Administration Building located at 2 Portuguese
Bend Road, Rolling Hills. We welcome your input. You may provide your comments
in writing to the Planning Department prior to the meeting or come to the meeting and
address the Planning Commission on this project.
If you challenge the approval or denial of these permit applications in court, you may
be limited to raising only those issues you or someone else raised at the public hearing
described in this notice, or in written correspondence delivered to the Planning
Commission at, or prior to, the public hearing.
The Planning Commission may continue to discuss and deliberate this case at their regular
meeting, scheduled for the evening of the field trip, Tuesday, December 16, 2014 beginning at
6:30 p.m. in the City Hall Council Chambers.
