Dear Mr. and Mrs. Kim:
This letter shall serve to notify you that the City Council at their 11/14/05 meeting
directed staff to prepare a Resolution of approval in your case. They voted to uphold the
Planning Commission's decision and forego the field trip. Such Resolution will be
considered by the City Council at their next meeting on November 28, 2005.
The City Council's decision will become effective immediately after adoption of the
Resolution. The approval will be valid for two years.
Once the City Council adopts the Resolution of approval you will be required to record
the Resolution together with an Affidavit of Acceptance Form, accepting all of the
condition, in the Office of the County Recorder. I will forward to you the documents and
instructions for recordation after the Council's decision.

This letter shall serve to notify you that the Planning Commission adopted a
resolution on October 18, 2005, granting your request, described above. That
action, accompanied by the record of the proceedings before the Commission
was reported to the City Council on October 24, 2005.
The City Council took your case under jurisdiction; meaning that the Council
members had some concerns about this project, and especially with the disturbed
area of the lot, and would like to review the case separately from the Planning
Commission.
Therefore, a public hearing before the City Council has been scheduled for
Monday, November 14, 2005 at 7:30 P.M. in the City Hall to introduce your case.
Your representative must be present to answer questions. In addition, it is
ANTICIPATED that the City Council will schedule a field trip to the property
for Thursday, November 17, 2005 at approximately 8:00 a.m. An exact date/ time
will be set at the November 14, 2005 meeting. Please assure that the property is
staked and the silhouette of the recreation room, future stable, the wall and limits
of grading clearly depicted on the property for the field trip. Your representative
must also be present at the field trip.

24, 2005, at their regularly scheduled meeting at 7:30 PM in the City Hall Council
Chambers. Your representative must be present to answer any questions the Council

A copy of the staff report to the City Council, together with the Resolution will be
mailed to you on Friday, October 21, 2005.
The Planning Commission's decision in this matter shall become effective thirty days
after the adoption of the Resolution by the Commission, unless an appeal has been filed
or the City Council takes jurisdiction of the case within that thirty (30) day appeal
period. (Section 17.54.010(B) of the Rolling Hills Municipal Code). Should there be an
appeal, the Commission's decision will be stayed until the Council completes its
proceedings in accordance with the provisions of the Municipal Code.
If no appeals are filed within the thirty (30) day period after adoption of the Planning
Commission's Resolution, the Planning Commission's action will become final and you
will be required to cause to be recorded an Affidavit of Acceptance Form together with
the subject Resolution in the Office of the County Recorder before the Commission's
action takes effect. I will forward to you the documents and instructions after the
Council's decision.

The Planning Commission scheduled a field trip to your property to view a silhouette of the
proposed project on Tuesday. August 16. 2005 at 4:00 a.m.,
You and/or your representative must be present to answer questions regarding the proposal.
The site must be prepared according to the enclosed Silhouette Construction Guidelines and the
following requirements:
A. A full-size silhouette in conformance with the
attached guidelines must be prepared for the
recreation room showing the footprints and ridge
line;
B. Delineate the location of the future stable;
C. Stake the side and rear .property lines and side and
rear setback lines in the area of the project;
D. Delineate the proposed play area;
E. Delineate the extent of the area to be disturbed, the
toe of the slope, the cut and fill areas and the height
of the cut and fill areas;
Your neighbors within 1000-foot radius will be notified of this field trip.
After the field trip, the next meeting of the Planning Commission will take place on Tuesday,
Auaust 16, 2005, at 6:30 P.M. at City Hall, at which time the Commission will further discuss and
deliberate your proposal.
