Describe in detail the nature of the proposed use, including what aspects of the
project require a Variance.
Proposed us.e is for bathroom and bedroom additions to the southwest portion of the
existing single family residence. Such additions total approximately 90 square feet
and are located entirely within existing frontyard setbacks. A variance, if approved,'
would allow for replacement of a garden area, which is currently enclosed with a 9L-O"
high wood fence, with habitablespace; this bringing habitable portions of the existing
house an additional 5'-0" closer to Hillside Lane.
Criteria to be satisfied for grant of Variance
Such change is based upon the following described exceptional or extraordinary
circumstances or conditions that do not apply generally to other property in the
same vicinity and zone.
Subject residence was constructed prior to the establishment of 5V-0" front setback
requirements. Approximately 85% of the existing residence lies within this setback.
Such change will not be materially detrimental to the public welfare nor injurious to
the property or improvements in such vicinity and zone where property is located because.
Said change is not visable from adjacent properties and involves no new grading or
change of any natural feature, The change for which a variance is requested `.is'.the
