Gentlemen:
I have considered the requested variance of the set back requirement from
30 ft. to 20 ft. on the Zimmerman property adjoining mine from the practical
and selfish point of view of how will it affect me and how will it affect
the rest of the neighborhood.
My conclusion is, after considerable thought and discussion with my neighbor
Mr. Brown, that a trade off is called for. I would be more inclined to
concede the variance provided the elevation of the building site is graded
down 2 or 3 feet lower than is called for on the preliminary plans.
Further, I believe that Dr. Zimmerman's desired objective of increasing
the size of usable rear yard would be more readily attained by dropping the
elevation thus minimizing the need for reducing the set back; thus some
compromise of reduced set back versus lower elevation might be achieved.
Dropping the elevation would also have the effect of placing the house on
solid ground rather than on fill.
From a neighborhood point of view lowering the elevation would make the
proposed structure less noticeable from street level counteracting the effect
of the reduced set back.
Please give this request to lower the level:.of the building site contingent
to reducing the set back your very serious consideration. I'm very sorry
that business requires me to be in:New York at the time of the meeting.
