CALIF. 90274 (213) 377-1521 February 15, 1985 Subject: Zoning Case No. 308 This letter is to serve as official notice, pursuant to Section 17.32.090 of the Rolling Hills Municipal Code, that a Variance from front yard setback requirements for a residential addition on your property at 3 Hillside Lane was approved by, the Rolling Hills Planning Commission on Tuesday,. January 15, 1985. A formal report of the Planning Commission as required by Section 17.32.086'of the Municipal Code is contained within the minutes of the proceedings before the Commission. The Planning Commission's action was reported to the City Council at a regular meeting on Monday, February 11, 1985, pursuant to Section 17.32.140 of the Municipal Code. Since no action was taken by the Council regarding the variance, the decision of the Planning Commission hasbeen ratified by the City Council, and the variance for a residence addition as outlined on a plan submitted for Zoning Case*No. 308 is approved. For that addttt%on (shaded) which connects an existing service building with the main residence, a front yard setback variance was obtained in January of this year (Zoning Case No. 308). Since that time, however, design revisions have affected other portions of the existing residence and three new additions, which are necessary to properly upgrade the existing nonconforming residence, fall withtn the front yard setback. These additions (indicated by crosshatching) are minor in nature, and would have no adverse affect on neighbortng properties. It seems that their impact would be virtually the same as that of the previously approved addition and, therefore, it is my hope that they might be approved under the same variance. CALIF. 90274 (213) 377-1521 May 17, 1985 Re: Hoffman Residence Additions 3 Hillside Lane Dear Mr. Sweeney: As you were advised by telephone, a request contained in your letter dated March 25, 1985 that a revision to the plan for residence additions to the Hoffman residence on Lot 55-1-RH be approved as part of the Variance approved in January 1985, Zoning Case No. 308, was reviewed by the Principal Planning Assistant for Regional Planning and the City Attorney. They concur in the opinion that since the plan submitted with your request shows an additional encroachment into the established front yard in addition to conversion of an existing garden area into living area, with an existing fence to be replaced by an exterior wall of the main residence,another public hearing will be required. An application for a Variance is enclosed. The fee will be $500, and a new Zoning Case number will be assigned. If the appli- cations is submitted prior to the closing date as we discussed the public hearing will be scheduled for the regular meeting of the Planning Commission on June 18, 1985 at 7:30 p.m. Please call me if you have any questions.
