69, Encroachment of 8 inches into , Resolutions & Approval Conditions• • BEFORE THE PLANNING COMMISSION OF THE CITY OF ROLLING HILLS COUNTY OF LOS ANGELES, STATE OF CALIFORNIA In the Matter of the Application) ) of ) ) Dr. F. Grodins ) ) Lot 30, Chesterfield Tract ) ZONING CASE NO. 67 FINDINGS AND FORMAL REPORT The application of F. Grodins, Lot 30, Chesterfield Tract for a side yard variance came on for hearing on the 18th day of April, 1967 at the hour of 8:00 P.M. at the Administration Building of the City of Roiling Hills, California, and the applicant having submitted evidence in, support of his application, the. Planning Commission, being advised, now makes its Findings and Formal Report as required by the Ordinances of the City of Roiling Hills, California. The Commission finds that the applicant, Dr. F. Grodins, is the owner of that certain real property described as Lot 30, Chesterfield Tract, located in the City of Rolling Hills, California, and that notice of the public hearing in connection with said application was given as required by Sections 8.06 and 8.07 of Ordinance No. 33 of the City of Rolling Hills, California, The Commission further finds that no person appeared at said public hearing in opposition to the application for a variance, and that no evidence was received by the Commission in opposition thereto. The Commission further finds that the addition to the bedroom would require an extension of eight inches into the side yard as defined in Ordinance No. 33 under Section 3.07, that any alternate plan to eliminate the 8" side yard encroachment would require a major change in the roof, and that the granting of such variance should be granted to applicant in order to preserve substantial properly rights possessed by other property in the same vicinity and zone, and that the granting of < such. variance will not be materially detrimental to the public welfare or injurious to property in, the same vicinity and zone. Iv. From the foregoing it is concluded that a variance should be granted by the Planning Commission. of the City of Rolling Hills to Dr, F. Grodins of Lot 30, Chesterfield Tract, in, accordance with. the plot plan, marked Exhibit I on, file in. these proceedings, and it is therefore so ordered. Dated May 15, 1967.
