Dear Mr. and Mrs. James:
This letter shall serve as official notification that Zoning Case No. 607, a request for a Certificate of
Compliance for Lot Line Adjustment to determine compliance with provisions of the Subdivision Map
Act for property at 21 Chuckwagon Road and an adjacent Vacant Lot (Lot 4-CF & a portion of Lot 7-
CF), was approved by the Planning Commission and the enclosed resolution was adopted on
October 17, 2000 at a regular meeting. The Planning Commission's decision was reported to the
City Council at their regular meeting on October 23, 2000.
The approval will become effective:
(1)
Thirty (30) days after adoption of the Planning Commission's resolution if no appeals are filed
within that time period (Section 17.54.010(B) of the Rolling Hills Municipal Code attached),
AND
(2) The appropriate attached Affidavit of Acceptance Form and the subject resolution must be
filed by you with the County Recorder.
The Certificate of Lot Line Adjustment shall not be issued until a legal description complying with the
delineation of adjustment, and including, the required easements, proof of payment of current
property taxes, and an Affidavit of Acceptance as specified in Paragraphs A and G of Section 6 of
the resolution are submitted to, and approved by the City. Upon the City's approval of the legal
description, the Conditional Certificate of Compliance shall be issued by the City, shall. be recorded by
the property owner in the offices of the Los Angeles County Recorder, and evidence of the
recordation shall be returned to the City.
We have enclosed a copy of RESOLUTION NO. 2000-23, specifying the conditions of approval set
forth by the Planning Commission and the approved Exhibit A Lot Line Adjustment Plan to keep for
your files. Once you have reviewed the Resolution, please complete the enclosed AFFIDAVIT OF
ACCEPTANCE FORM, have the signature(s) notarized, and forward the completed form along with a
copy of the Resolution to:

This letter shall serve to notify you that the Planning Commission voted at their regular
meeting on September 19, 2000 to direct staff to prepare a resolution to approve your
request for Lot Line Adjustment to merge two legal lots and determine compliance with
provisions of the Subdivision Map Act for property at 21 Chuckwagon Road (Lot 4-CF & a
portion of Lot 7-CF) in Zoning Case No. 607 and shall be confirmed in the draft resolution
that is being prepared. The Planning Commission will review and consider the draft
resolution, together with conditions of approval, at an upcoming meeting and make its final
decision on your application at that subsequent meeting.
The findings and conditions of approval of the draft resolution will be forwarded to you
before being signed by the Planning Commission Chairman and City Clerk.
The decision shall become effective thirty days after the adoption of the Planning
Commission's resolution unless an appeal has been filed or the City Council takes
jurisdiction of the case within that thirty (30) day appeal Period. (Section 17.54.010(B) of
the 'Rolling Hills Municipal Code). Should there be an appeal, the Commission's decision
will be stayed until the Council completes its proceedingsin accordance with the
provisions of the Municipal Code.

application is tentatively scheduled for Tuesday, October 17, 2000.

Dear Ms. Schaefer,
Thank you for obtaining a City of Rolling Hills Construction and Demolition Waste Permit for 21
Chuckwagon Road. With issuance of the permit and your commitment and cooperation, we look forward
to accomplishing the recycling and diversion goals that the permit is intended to achieve.
As noted in the permit application, please be mindful that within thirty (30) calendar days following the
completion of each construction project for which your permit is issued, you are required to submit
documentation to the City of Rolling Hills demonstrating that at least 50% of the construction and
demolition waste generated from the project is not disposed at a landfill. Satisfactory documentation of
compliance is necessary for final inspection of the construction project and, if applicable, the
issuance of a certificate of occupancy. In other words, your failure to comply with the
recycling/diversion requirement will cause the City to withhold from your clients final approval of the
construction project you are servicing.
Enclosed you will find a "Recycling and Waste Reduction Compliance Report" for you to document the
disposal of your construction and demolition waste. The form must be supported and accompanied by
originals or photocopies of receipts, weight tickets, invoices or other records of measurement from
recycling companies, the landfill and/or disposal companies. It is strongly recommended that you
submit this form as frequently as you dispose of construction and demolition waste rather than wait
until the end of a project. This will avoid complications with final inspection of the project and with you
and your client. Additional forms can be obtained at City Hall or on the City's website at www.Rolling-
Hills.org.
Please be aware that your permit will expire on May 18, 2011 at which time a new permit will be required.
If the conditions of the permit are not followed, the permit will not be renewed or could be revoked mid-
year.
Recycling is important not just for extending the usefulness oflandfills; it is valuable for sustaining the
