Subject: Zoning Case No. 313
Dear Mr. and Mrs. Beedle,
This letter is to serve as official notice, pursuant to Section
17.32.090 of the Rolling Hills Municipal Code, that a Conditional Use
Permit for construction of a detached recreation room on your property
located at 25 Chuckwagon Road in the City of Rolling Hills was approved
by the Rolling Hills Planning Commission on Tuesday, August 20, 1985.
A formal report of the Planning Commission as required by Section 17.32.086
of the Municipal Code is contained in the minutes of the proceedings
before the Commission. A copy of the minutes are enclosed.
The Planning Commission's action was reported to the CityCouncil,.at
a regular meeting on Tuesday, September 11, 1985, pursuant to Section
17.32.140 of the Municipal Code. Since no action was taken by the
Council regarding the approvals, the decision of the Planning Commission
has been ratified by the City Council, and the Conditional Use Permit
for construction of a detachedrecreation room as shown on a plan
submitted for Zoning Case No. 313 is approved.
An acceptance form as required by Ordinance No. 207 is enclosed.
When the Affidavit of Acceptance, duly executed and recorded, has been
returned to the City, the Los Angeles County Department of Building
and Safety will be notified that building permits can be issued.

Gentlemen:
The City's Planning Advisor has checked the plan submitted for
Zoning Case No. 313 and has asked that the computation of lot cover-
age be verified. It appears that the figures may be in error and
the resulting percentages of lot coverage may not be correct. Please
check the computations to be sure the figures are correct when the
plan is considered at the next Planning Commission meeting on July 16.
The plan submitted does not show a telephone number for the
architect,and we have been unable to obtain a listing from inform-
ation. Please advise your phone number so we can discuss the plan
with you.
