time extension was APPROVED by the Plannning Commission at their
regular meeting on June 15, 1993 for the subject case.
We have enclosed a copy of RESOLUTION NO. 93-21, specifying the
conditions of approval set forth by the Planning Commission.
Note that this approval will expire.on June 16, 1994 and unless you
acquire permits before then, under Section 17.34.080.B of the
Rolling Hills Municipal Code you must refile based upon the same
criteria as for the issuance of a new permit.

A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
ROLLING HILLS APPROVING AN EXTENSION TO A PREVIOUSLY
APPROVED VARIANCE TO PERMIT ENCROACHMENT INTO THE FRONT YARD
SETBACK TO CONSTRUCT A RETAINING WALL AND APPROVING AN
EXTENSION TO A PREVIOUSLY APPROVED SITE PLAN FOR SUBSTANTIAL
ADDITIONS TO THE EXISTING SINGLE FAMILY RESIDENCE IN ZONING
CASE NO. 477.
THE PLANNING COMMISSION OF THE CITY OF ROLLING HILLS DOES HEREBY
FIND, RESOLVE AND ORDER AS FOLLOWS:
Section 1. A request has been filed by Mr. and Mrs. Howard
Long with respect to real property located at 7 Lower Blackwater
Canyon Road (Lot 83-RH), Rolling Hills, requesting an extension to
a previously approved Variance to permit encroachment into the
front yard setback to construct a retaining wall, and a previously
aproved Site Plan for substantial residential additions to the
existing single family residence.
Section 2. The Commission considered this item at a meeting
on June 15, 1993 at which time information was presented indicating
that the extension'of time is necessary for the Longs to make
decisions about career opportunities and economics.
Section 3. Based upon information and evidence submitted, the
Planning Commission does hereby amend. Paragraph A, Section 9 of
Resolution No.. 92-20, dated June 16, 1992, to read as follows:
"A. The Variance and Site Plan Review approvals shall expire
within two years of the approval of this Resolution."
Section 4. Except as herein amended, the provisions of
Resolution No. 92-20 shall continue to be in full force and effect.

We have arranged for the Planning Commission to conduct a field inspection of
your property to view a silhouette of the proposed project additions on
Saturday. May 9, 1992.
The Planning Commission will meet at 7:30 AM at City Hall for a time and then
proceed to your property, the first of the scheduled projects. Do not expect the
Commission at 7:30 AM, but be assured that the field trip will take place before
11 AM.
The site must be prepared with full-size silhouettes of the proposed project
additions showing the roof ridge and bearing. walls. We have
enclosed Silhouette Construction Guidelines.
The owner and/or representative should be present to answer any questions
regarding the proposal.

SILHOUETTE CONSTRUCTION GUIDELINES
1. When required by the Planning Commission or City Council, a
silhouette of proposed construction should be erected for the
week preceding the designated Planning Commission or City
Council meeting. The Silhouette shall not remain erected for
a period longer than one week unless directed by the Planning
Commission or City Council.
2. Silhouettes should be constructed with 2" x 4" lumber.
Printed boards are not acceptable.
3. Bracing should be provided where possible.
4. Wire, twine or other suitable material should be used to
delineate roof ridges and eaves.
5. Small pieces of cloth or flags should be attached to the wire
or twine to aid in the visualization of the proposed
construction.
6. The application may be delayed if inaccurate or incomplete
silhouettes are constructed.

Your application for Zoning Case No. 477 has been set for public hearing
consideration by the Planning Commission at their meeting on Tuesday, April 28,
1992.
The meeting will begin at 7:30 PM in the Council Chambers, Rolling Hills City Hall,
2 Portuguese Bend Road, Rolling Hills. You or your designated representative
must attend to present your project and to answer questions.
Additional Information/Requirements:
1. Provide 15 copies of a revised plot plan that includes the following:
a. Indicate heights of all garden walls/retaining walls.
b. Indicate front setback line, 50 feet from front easement line; indicate side
setback lines 35 feet from property line; and rear setback line 50 feet
from property line.
c. Indicate entrance to residence and provide floor plan of proposed
residence and sizes of individual additions. Indicate garage conversion
area.
d. Note on plans that all utilities shall be undergrounded.

The staff report for this project will be available at the City Hall after 3:00 PM
on Friday, April 24, 1992. Please arrange to pickup the staff report to preview
it prior to the hearing.
