PROJECT DISCRIPTION
The applicant proposes to construct a 315 square foot addition to his
residence. The proposed addition will be located 18 feet from the
southerly proppeea line projecting two (2) feet into the required
sideyard, _ e room addition will result in the relocation of existing
pool equipment in the required side yard. Code Considerations: The
Municiple Code requires a minimum side yard setback of 30 feet. The
applicant will also be required to comply with the requirements, of
the Building and, Electrical Code to construct the room addition and
relocate the pool equipment which was legally established in its
present location in 1967. The residence was constructed in compliance
with existing setback, requirements in 1957 and is a legal non
conforming use.
NOTICE OF HEARING
Notice of this hearing was published in the Palos Verdes Penninsula
News and Rolling Hills Herald on March 6, 1982. The staff mailed 35
notices on March 8 to property owners whose names and addresses appear
as owners of record within a 1,000 foot radius of the subject property.
SITE
The subject property is a 51,530 square foot lot fronting approximately
100 feet on Chuckwagon Road a 100 wide private local street. The
subject lot is an irregular shaped parcel narrowing to 70 feet in width
over much of its depth. The subject property slopes steep and away
from the street frontage after the initial 100 feet of`/yard area.
SITUATION_ .
The neighborhood of the proposed yard modification is made up of
+ve narrow lots with side yard setbacks of as little as five
feet. The area was subdivided and developed .to.the County of Los
Angeles standards which applied prior to 1960, the proposed modification
is therefore not out of keeping with neighborhood pattern.
EXISTING IMPROVEMENTS
The applicants home has, at present side yards of 14 feet ar-i4d- 6 inches
and 10 feet and is located approximately 20 feet from the front property

NEIGHBORHOOD IMPACT
Number 38.Chuckwagon Road is immediately adjacent to the proposed
addition and'.would presumably . be most affected'o erred
-�.. It isseparated by mature :landscaping and has an
approximately 6 Eeet pad elevation differece from the propose. addition.
The relocation of pool equipment could have an impacton this property.
Numbers 33 and 35 Chuckwagon Road, properties adjacent and across
Chuchwagon from the subject property are screened from the proposed
addition by existing improvements and landscaping.
RECOMMENDATION

The subject property is narrow/la/at/steepA strict application of
. the required 30 feet side yard set asks w3uid create a 10 foot wide..
building area over the bulk of the property. The setback proposed
by the applicant may be considered commonin the neighborhood of the
subject property. The proposed room addition is removed topographicly
and visually from neighboring property.. The staff therefore recommends
that the proposed modification be granted subject to such conditions
as the Planning Commission feels appropriate.
