NOTICE OF PUBLIC HEARING BEFORE THE
PLANNING COMMISSION OF THE
CITY OF ROLLING HILLS, CALIFORNIA
NOTICE IS HEREBY GIVEN, that the Planning Commission of the City of
Rolling Hills will hold a Public Hearing at 6:30 PM on December 21, 2004, at the
City Hall Administration Building, 2 Portuguese Bend Road, Rolling Hills, CA
for the purpose of receiving public input regarding the following:
ZONING CASE NO. 700. Request for a Variance to permit construction of
additions, portions of which would encroach into the side yard setbacks
and a Variance to exceed the maximum permitted disturbed area of the lot
at an existing single family residence at 40 Chuckwagon Road (Lot 23-CF),
Rolling Hills, CA.
APPLICATIONS REQUIRED BY MUNICIPAL CODE: Chapter 17.38 -
Variances.
The project has been determined to be categorically exempt pursuant to the
California Environmental Quality Act (CEQA).
Any person is welcome to review the subject application and plans prior to the
public hearing at the City Hall Administration Building located at 2 Portuguese
Bend Road, Rolling Hills, CA. We welcome your input. You may provide your
comments in writing to the Planning Department prior to the meeting or come to the
meeting and address the Planning Commission on this project.
If you challenge the approval or denial of this permit application in court, you
may be limited to raising only those issues you or someone else raised at the
public hearing described in this notice, or in written correspondence delivered to
the Planning Commission at, or prior to, the public hearing.

The Planning Commission of the City of Rolling Hills will conduct a field
inspection on January 18, 2005 to view a proposed project at 40 Chuckwagon
Road, Rolling Hills in the following zoning case:
ZONING CASE NO. 700. Request for a Variance to permit
construction of additions, portions of which would encroach into
the side yard setbacks and a Variance to exceed the maximum
permitted disturbed area of the lot at an existing single family
residence at 40 Chuckwagon Road (Lot 23-CF), Rolling Hills, CA,
(Long).
The Planning Commission's timetable is to visit two other properties
beginning at 3:30 P.M., and then proceed to subject site. Therefore, it is
expected that the Planning Commission will not arrive at this property before
4:30 P.M., unless unforeseen circumstances at the other properties dictate
otherwise.
The Planning Commission held a public hearing on subject zoning case on
December 21, 2004, at which time the Commission heard a detailed presentation
of the proposal. The purpose of the field trip is to familiarize the Commission
and interested parties with the location, topography, size and extent of the
proposed project.
Any person is welcome to attend this field trip. However, due to time constraint
during the field visit, extensive testimony and comments will be considered at
the regular Planning Commission public hearing, described below. You are
urged to review the application, plans and minutes of the 12/21/04 Planning
Commission meeting on subject application prior to the site visit. These and
other pertinent documents are available at the City Hall Administration Building
located at 2 Portuguese Bend Road, Rolling Hills, CA.
After the field trip, the next meeting of the Planning Commission will take place
on Tuesday, January 18, 2005, at 6:30 P.M., at which time the Commission will
further discuss and deliberate this case.
