SUBJECT: STRUCTURE AT 20 EASTFIELD DRIVE, DYER
Previously you contacted the City regarding a shed -like structure at the Dyers'
property, 20 Eastfield Drive. You asked if the City would permit such a structure.
The City's Zoning Code allows up to two sheds on a property, providing they
are not located in any setback, do not exceed 120 square feet in size and do not
exceed 10 feet in height.
This morning I met with Mrs. Dyer regarding this structure. She provided me
with a Home Depot picture of the shed and the dimensions. The picture showed
a 12'x8' shed and no height dimension. Mrs. Dyer indicated that the height of the
shed is 10'. Mrs. Dyer also indicated on a plot plan the location of the shed and
stated that this shed is used for a playhouse and storage of toys for the children.
After measuring the setback line it was determined that the shed encroaches
approximately five feet into the front setback. Mrs. Dyer agreed to move the shed
out of the setback, and provide a written statement as to the height and use of the
shed.
I advised her to contact the Rolling Hills Community Association for review and
approval of the shed.
