Triangle area are urged to fill any ground fissures which may exist on your property.
Fissures facilitate the infiltration of rain water iro the slide plane which can have the effect
of accelerating landslide movement. Filling fissures can also reduce the opportuafties for
injuries on your property.
Please consider filling fissures on your property at the earliest possible time. Should you

GENERAL RELEASE
This instrument concerns and affects the ownership
rights and interests of the undersigned in and to certain real
property situated within the City of Rolling Hills, County of
Los Angeles, State of California (hereinafter referred to as
"said real property"), commonly known as 4 Running Brand Road,
and more particularly described as set forth in Exhibit A
attached to this instrument.
In consideration of the mutual promises and covenants
set forth in an agreement executed as of November 14, 1986 by
and between the undersigned and the City of Rolling Hills, the
undersigned, and each of them, and each and all of their heirs,
administrators, assigns and successors in interest (hereinafter
collectively referred to as "the releasing parties") do hereby
release and discharge the City of Rolling Hills ("the City"),
and each and all of its elected and appointed officials,
agents, employees and representatives (hereinafter collectively
referred to as "the released parties"), of and from any and all
claims, losses, debts, demands, duties and obligations and/or

causes of action which the releasing parties, or any of them,
may now have or claim to have or to have acquired against the
released parties, or any of them, arising out of or in any
manner related to or connected with any damage to said real
property or personal or other injury or emotional distress
(including any damage or injury or distress separate from, but
occurring or claimed to have occurred as a result of, such
damage or threatened damage to said real property), based upon
or arising out of any or all of the following:
(1) Any and all such damage as may have occurred or
be claimed to have occurred, at any time to and
including the date of this instrument, due to or
resulting from any cause whatsoever.
(2) Any and all such damage, whether same has
heretofore occurred or may at any time in the future
occur or be claimed to have occurred, affecting said
real property, by reason of landslide, earth movement
or erosion in the Flying Triangle area of the City.
The foregoing release may be duly recorded in the
Official Records of the County Recorder of Los Angeles
County. The purpose of the recordation of this General Release
is to provide constructive notice to the releasing parties'
successors and assigns that although their properties may

sustain further damages, the City has been released by the ,
releasing parties on behalf of such successors for any acts
occurring prior to the date hereof which may result in future
damages to their properties. Except as otherwise provided
herein, the purpose of this release is not to release the City
for future acts, or to create any easement on any of the
releasing parties' properties. If requested by any title
company and/or lender, the released parties agree to execute
all documents necessary to carry out the purposes of this
agreement and the intent of this paragraph.
Releasing parties waive their rights under Section
1542 of the California Civil Code, which reads:
"A general release does not extend to claims
which the creditor does not know or suspect to exist
in his favor at the time of executing the release,
which if known by him must have materially affected
his settlement with the debtor."

Jotham Bixby by decree of partition in action "Bixby et al vs.
Bent et al, "Case no. 2373 in the District Court of the 17th
Judicial District of said State of California in and for the
county of Los Angeles, of said State of California, and entered
in Book 4, Page 57 of Judgements in the Superior Courts of said
County, and lying within the exterior boundary of the land
described in Declaration of Restrictions No. 160 recorded in Book
17182, Page 1 of Official Records of said County and as modified
in description by the modification thereof recorded as Document
no. 3399, March 1946 of the said Official Records described as
follows:
Parcel No. 1. Beginning at a point in the center line of Road
No. 7 as described in said Declaration of Restrictions No. 160,
said point being the westerly terminus of a curve therein concave
northerly, having a radius of 210.00 feet and a length of 210.75
feet; thence south 80° 17' 40" west 346.91 feet to ah angle point
in the westerly boundary of the land described in said
Declaration of Restrictions No. 160; thence along said boundary
south 19° 28' 20" east 399.10 feet; thence north 47° 25' 50" east
250.00 feet; thence North 22° 22' 40" east 245.92 feet to the
center line of said Road No. 7; thence northwesterly along said
center line 30.25 feet to the point of beginning.
Parcel no. 2. An easement for road purposes over the land
described in Roads No. 4, 5, 6, 7, 8 and 9 in said Declaration of
Restrictions No. 160.
EXCEPTING from Parcel no. 2 that portion thereof lying within the
lines of the hereinbefore described Parcel no. 1.
Parcel no. 3. Easement for road purposes over the land described
in Roads No. 1 and No. 2 and Parcels A, B, C, D and E, in section
6(a), Article V of Declaration of Restrictions recorded in Book
14065, page 345, Official Records of said County, and as amended
in description by the modification of said Declaration recorded
in Book 14311, Page 58, Official Records of said County, and over
the land described in Road No. 3, in Declaration of Restrictions
recorded in Book 14710, Page 166, Official Records of said
county.
HEREINBEFORE described Parcel N. 1 being identical with Parcel
No. 25 as shown on map filed in book 57, Pages 4, 5, 6, 7 and 8,
record of survey in. the office of the county recorder of said
county.
