The board visited the site on November 13, 2004 and understood the proposal in concept. I would be happy to bring exhibits to you and/or the Board to further clarify the proposal. As I understand it, the city wants your approval primarily with regard to the perimeter easements and trails as related to the land boundaries being adjusted. We would propose to dedicate perimeter easements around all adjusted lot lines for the typical purposes of trails, utilities, roads, etc. We would also like to request that all old easements that burden the property in unnecessary locations be considered for vacation. I would be happy to work with your. attorney to draft the appropriate legal descriptions and cause the appropriate deeds to be recorded. The following information must be submitted as soon as possible. 1. Legal description (long version) of the three lots, before and after the adjustment; mark them Lot 1, Lot 2, and Lot 3 to correspond to the numbers on the map (see #8 below), 2. Latest tax bill for all 3 parcels, 3. Copy of building permits for 5 Sagebrush Lane, 4. Copy of grading permit(s) for the most recent repairs, 5. Their staff does the research and makes the determination for the City. The County invoices the City for these services. No public hearing or meetings before the Planning Commission or the City Council are required for determination if a lot is legal. The City also contracts with the County for review of the legal description for any new lots, (lot line adjustment). I am confident that I can take the proposed lot line adjustment to the Planning Commission on November 16, 2004 for the first hearing.
