Request for a Variance to exceed the maximum structural lot coverage
permitted and request for a Variance to exceed the maximum total lot
coverage permitted.
Dear Mr. Thomas:
Pursuant to state law and as we have discussed, the City's staff has completed a
preliminary review of the application noted above and finds that the information
submitted is insufficient which prompts requesting the following items before we can
advertise for a public hearing:
• Provide building permits for the existing stable and chain link fence that encroaches
into the front yard setback, and guest house that encroaches into the rear yard
setback,
or
• Complete the applications provided to you for a Conditional Use Permit for the illegal
guest house constructed by a prior owner and Site Plan Review for the illegal stable
and guest house structures that were constructed by a prior owner.
Revise the draft plot plan presented to staff as follows:
• Show a 10 foot side yard setback from the easement line along Crest Road East,
• Include a vicinity map drawn to scale with requested improvements dimensioned to
property line and the residences of all contiguous properties,
• Plot plans must be stamped by a licensed civil engineer or land surveyor,
• Provide 15 copies of the plot plan, and
• Provide fees for these additional requests: $1,500 for the Conditional Use Permit
request and $1,500.00 for the Site Plan Review request.
