PALOS VERDES PROPERTIES, (a Partnership) composed of RANCHO PALOS VERDES
CORPORATION, a corporation organized under the laws of the State of Delaware
and CAPITAL COMPANY, a corporation organized under the laws of the
State of California, and ROLLING HILLS COMMUNITY ASSOCIATION OF RANCHO
PALOS VERDES, a non-profit corporation, organized under the laws of the
State of California, hereby grant to SOUTHERN CALIFORNIA EDISON COMPANY, a
corporation, its successors and assigns, an easement and right of ways
construct, use, maintain, alter, add to, repair, replace and/or remove, in, one
ana over ti property hereinafter described, situated in the County of
Los Angeles, State of California, an electric line consisting of poles,
necessary guys and anchors, cross -arms, wires and other fixtures and appliances,
evina electric energy to be used for light, heat, power, telephone

Said real property is described as follows:
A strip of land 10 feet in width lying within that certain portion of Lot "H"
of the RANCHO LOS PALOS VERDES, allotted to JOTHAM BIXBY by Decree of Partition
in the action "Bixby, et al, Vs. Bent, et al," Case #2373, in the District Court
of the 17th Judicial District of the State of California, County of Los Angeles,
and entered in Book 4, Page 57 of Judgments in the Superior Court of said
County of Los Angeles, described as Roads #13 and 13-A in the Declaration of
Restrictions #150-AE recorded in Book 23571 Page 257 of Official R3ecords in the
office of the Recorder of said County of Los Angeles, a private street 60 feet
in width being the principal means of access to the real properties of and
adjacent only to the properties of VICTOR H. WISE, JR. and PEGGY L. :'YISE, husband
and wife, CLARENCE SAMUEL COE and CLAIRE L. COE, husband and wife,
EDGAR D. WORTH and PATRICIA B. WORTH, husband and wife, and RAY C. ROBERTS and
FRANCES C. ROBERTS, husband and wife, respectively, described in deeds recorded as
Document 1547 on April 21, 1959 in Book D 439 Page E76, Document 1622 recorded
January 3, 1947 in Book 24077 Page 175, Document 1741 recorded March 22, 1956 in
Book 50667 Page 412, and Document 3186 recorded March 24, 1959 in Book D 408
Page 887, all of Official Records of said County of Los Angeles.
The center line of said strip of land being described as follows:
Beginning at the northeasterly terminus of that certain course line described
in said deed to EDGAR D. WORTH and PATRICIA B. WORTH, as having a bearing of
north 69°22130" east and length of 30 feet hereinafter referred to as Point "A";
thence southwesterly 150 feet to a point in the northwesterly line of said
Road #13-A which northwesterly line is a curve concave northwesterly, concentric
with the curve of Road #13 described in said deed to VICTOR H. 'WISE, JR. and
PEGGY L. WISE, having a radius of 130 feet and length of 340.14 feet and 30 feet
northwesterly measured along a radial lie of said curve hereinafter referred
to as Point "B".
