RESOLUTION NO. 93-19: A RESOLUTION OF THE PLANNING
COMMISSION OF THE CITY OF ROLLING HILLS GRANTING A
VARIANCE FOR THE ENCROACHMENT OF A MASTER BEDROOM
ADDITION INTO THE FRONT YARD SETBACK, GRANTING A VARIANCE
FOR THE ENCLOSURE OF AN EXISTING BREEZEWAY THAT
ENCROACHES INTO THE FRONT YARD SETBACK, AND GRANTING SITE
PLAN REVIEW APPROVAL FOR THE CONSTRUCTION OF SUBSTANTIAL
ADDITIONS TO AN EXISTING SINGLE FAMILY RESIDENCE IN
ZONING CASE NO. 492.
BACKGROUND
1. The Planning Commission approved the subject resolution on
May 18, 1993.
2. The applicants are requesting a Variance to allow the
encroachment of a master bedroom addition into the front yard
setback, requesting a Variance to allow the enclosure of an
existing breezeway that encroaches into the front yard
setback, and requesting Site Plan Review to permit substantial
additions to an existing single family residence. Most of the
existing house encroaches into the front yard setback.
3. The applicants request Site Plan Review because they propose
to add 1,190 square feet. The residence will be 3,575
square feet and the garage will be 462 square feet.
4. Grading for the project site will not be required.
5. The structural lot coverage proposed is 10.8% and the total
lot coverage proposed is 19.1%.
6. The residential building pad coverage will be 25.8%.
RECOMMENDATION
It is recommended that the City Council receive and file Resolution
No. 93-19.
