Pursuant to City Council direction, below are the provisions which need to be
incorporated into the Resolution of Approval relating to the Blazevich project.
The tennis court was approved without any conditions. However, I recommend
that a condition requiring the air exchange unit to be located inside of the tennis
court facility to minimize noise be included.
Regarding the Site Plan Review Resolution, it needs to be further stipulated that the
pad elevation shall be restored to 1,089 feet.
Second, the applicant will agree to fund an independent verification of the pad
elevation if deemed necessary by staff.
Third, the roof pitch shall not exceed a 3:1.
Fourth, the overall height of the highest point of the roof line shall not exceed X feet
above the pad elevation of 1,089. You will need to get this final height elevation
from Anthony Inferrera.
Fifth, a condition needs to be added that at the northwest corner of the property, the
corner of the pad shall be scaled back so to provide a view that does not show an
increased height of the pad from a 6 foot tall person standing at the edge of the
roadway at that corner of the pad. Perhaps a graphic representation of this
requirement would support the language for this condition.
Finally, a new landscape plan will need to be provided and that plan shall not
include any redwood trees. The new landscape plan shall not include any trees that
will grow beyond the height of 25 feet at maturity. Further, the applicant shall
remove all redwood trees from the property that were planted by the applicant prior
to the issuance of an occupancy permit. Language strongly encouraging the prompt
removal of the trees prior to this deadline should also be added. These conditions
must be met prior to the applicant occupying the structure.

RE: RESOLUTION NO. 809, THE REDWOOD TREES AND VIEW BLOCKAGE
It has been three months since the approval of RESOLUTION NO. 809. The redwood trees
illegally planted in front of our property line are still there blocking our view. We notice that Mr.
Blazevich's crew have already poured the foundation for his guest house. The guest house is in
front of those redwood trees. We strongly suggest that Mr. Blazevich has his workers remove those
redwood trees, which are in between our property and his guest house, before building the guest
house. It is logical and safer to maneuver those tall trees now with the machinery and space
available on site than later.

RE: THE PUBLIC HEARING FOR ZONING CASE NO. 548
I have a few questions about the decision that was made at the hearing on Monday,
April 14, 1997.
1. When will the plan to implement Monday's decision be available to us?
2. Who will be responsible for making sure Mr. Blazevich does not violate any more
city regulations?
3. What is the time table for the removal of the 45 coastal Redwoods? Is there any
reason why the Redwoods in front of our driveway cannot be immediately
removed?
