Please respond to the following: • Is there any cut and fill for the project? o If so, we need cut, fill, recompaction, excavation • Are the terraces in front and rear new or existing? What is the height of the terrace in the front of the house? • What are the ridgelines of the residential additions? o Do these match the existing ridgeline of the existing house? What is the highest ridgeline of the existing house? (from the ground) How much of the terrace in the front of the house extends into the front yard setback? The net lot area is incorrect. Another 10 feet needs to be deducted from all sides of the 40,510 s.f. lot. Please provide the corrected net lot area figure. Based on your answers and clarifications, the project might need a variance. This would affect the fees and require a variance application (no new calculations) along with the site plan review application yet to be submitted. I called your office to see if you could stop by for a brief discussion because I think these might be easier to cover in person but they said you were out of the office today.
