207, Enlarge kitchen of existing SF, Resolutions & Approval ConditionsBEFORE THE PLANNING COMMISSION OF THE CITY OF ROLLING HILLS COUNTY OF LOS ANGELES, STATE OF CALIFORNIA In the Matter of the Application of Mrs. Anna Marie Littlejohn Lot 73-A-RH ZONING CASE NO. 207 FINDINGS AND REPORT The application of Mrs. Anna Marie Littlejohn, Lot 73A-RH, Rolling Hills Tract, for a conditional use permit under ARTICLE III, Section 3.07, Side Yard Requirements and ARTICLE V, Section 5.06, Extension of Non -conforming Building, Ordinance No. 33, came on for hearing on the 2nd day of March, 1978 in the Council Chambers of the Administration Building, 2 Portuguese Bend Road, Rolling Hills, California, and the applicant, having submitted evidence in support of the application, the Planning Commission, being advised, now makes its Findings and Report as required by the Ordinances of the City of Rolling Hills, California. I. The Commission finds that the applicant, Mrs. Anna Marie Littlejohn, is the owner of that certain property described as Lot 73-A-RH, located at 88 Saddleback Road in the City of Rolling Hills, and that notice of the public hearing in connection with said appli- cation was given as required by Sections 8.06 and 8.07 of Ordinance No. 33 of the City of Rolling Hills, California. The Commission finds further that no communication, written or verbal, was received in opposition to the request, and that Mr. and Mrs. Edward Chaffeee, 92 Saddleback Road, had looked at the plans and discussed the pro- posed residence addition with the architect, and had stated that they had no objection to the construction if it would not project beyond existing construction, which extends into the side yard. Upon re- ceiving assurance from the architect that the construction is planned on vacant land, would not project beyond existing construction, and foliage and shrubbery would be left as is in the vicinity of the Chaffee property, Mr. and Mrs. Chaffee said they had no objection to the proposed construction. II. The Commission finds that the proposed construction is being done as part of a rehabilitation of the property as ordered by the District Attorney as an alternative to razing the structure, which had been severly vandalized when unoccupied, and that the permit should be granted in order to preserve substantial property rights possessed by other property in the same vicinity and zone, and that the granting of such a conditional use permit would not be materially detrimental to the public welfare, nor injurious to property in the same vicinity and zone. III. From the foregoing it is concluded that a conditional use permit should be granted to Mrs. Anna Marie Littlejohn, Lot 73-A-RH, for construction of a residence addition in the kitchen area which would project into the side yard and would be a contin- uation of an existing structure in the side yard, and it is, there- fore, so ordered. /s/ Forrest Riegel Chairman, Planning Commission retary, Planning COfAmissio
