Rancho Palos Verdes, California 90274 Project Reference: Geotechnical Opinion Report Parcel A of Lot 4, Rolling Hills Tract No. 74 Saddleback Road Rolling Hills, California Dear Mr. Atkinson: At your request, the writer made an inspection of the referenced property on October 7, 1988, in company with you, Betty Cool, Real Estate Agent, and Edward Beall, Architect. In addition, records maintained by this office, published geologic maps, and reports by others were reviewed. This report is based upon observation and record review, and did not -include subsurface exploration. The intent of this report is to convey geotechnical data which you may take into consideration in your analysis of the contemplated purchase. It is possible that latent defects are concealed by earth materials or improvements, and that such defects, if present, are beyond the scrutiny of the writer. SITE CONDITIONS Site Development Based upon the original construction plans prepared by William M. Gray, Architect, dated April 13, 1953, the property, originally No. 30 Saddleback, was developed by conventional cut and fill grading techniques. The level building pad, which is occupied by a one story, wood frame residence with raised wood floors, was created by cutting the southern portion of the northeasterly descending ridge, and filled to the north and east. A two story barn was added to the property, in the ravine area, near the northwestern corner of the property. Apparently, the lot was split in about 1961, as were the two lots to the east and one to the west. Roadrunner Road, which was the dividing line of the lot split, was subsequently constructed and the parcel to the north developed. Project No. 127C-108 Atkinson/Rolling Hills Subsurface Conditions Based upon published geologic maps and field observations, this ridge is underlain by a Terrace Deposit of sandy, gravelly silt containing variable amounts of clay. Natural adobe soil and fills, as previously discussed, mantle the Terrace deposits. As exposed in the road cut for Roadrunner Road, along the north property line of the subject property, underlying the soil and Terrace is Altamira Shale. While not explored at this time, the bedding (planes of weakness) appear to dip steeply to the east, which is a favorable orientation. No active or potentially active faults have been mapped below the site or in the immediate vicinity. No landslides are known to exist which would effect the property. Observations In general, the residence is free of signs of distress. Minor settlement of the rear patio was observed, which was not enough to cause cracking of the concrete slab -on -grade. The exterior and interior walls are generally wood, which is flexible and does not reflect past structural movement as much as stucco and dry wall. CONCLUSIONS Based upon observation by the writer and review of published geologic documents, it is concluded the property has performed as intended and does not contain any major geotechnical or geologic hazards. As with all hillside property, however, it does contain the inherent potential problems such as erosion and slippage caused by poor drainage and the forces of gravity. 4 It is understood that about 1000 square feet of living area is planned on the northwest and northeast sides of the residence. Up to five (5) feet of fill has been reported to have been placed. As the quality of fills placed in the 1950's generally does not meet today's acceptable standards for engineered fills, it is anticipated the new foundation would penetrate the fills and any residual soil, and be embedded into the Terrace deposits or bedrock. A detailed subsurface investigation should be performed after plans are prepared. REMARKS This investigation was made in accordance with generally accepted engineering procedures and included such observation and document review considered necessary in the circumstances. tovc.
