Dear Mr. Fan:
This letter shall serve to notify you that the City Council at their regular meeting on July 14,
2008 received and filed the Planning Commission resolution granting your request in Zoning
Case No. 753.
Please assure that during construction the contractor adheres to the conditions of the
resolution. Some of the conditions are:
1. • That the plants do not form a hedge, but that they are off -set to create a see through
effect.
2. That any further construction on this property requires Planning Commission approval.
Therefore, please do not start any other work on the property without obtaining permission
from the City.
Please submit a revised plan, if the pool equipment is to be relocated. The pool equipment
may not be located in the setback or front yard area.
The decision shall become effective thirty days after the adoption of the resolution by the
Planning Commission, unless an appeal has been filed to the City Council within that thirty
(30) day appeal period.
Before this case takes effect you are required to record an Affidavit of Acceptance Form
together with the subiect Resolution in the Office of the County Recorder. Please make a
copy of the Resolution for your files.
I am enclosing a copy of RESOLUTION NO. 2008-10, specifying the conditions of approval
set forth by the Planning Commission and the approved Development Plan to keep for your
files. Please complete the enclosed AFFIDAVIT OF ACCEPTANCE FORM, have the
signature(s) notarized, and forward, (or hand deliver), the completed form and the Resolution

This letter shall serve to notify you that the Planning Commission adopted a resolution on
June 17, 2008 granting your request for a Variance in Zoning Case No. 753. A copy of the
resolution was mailed to you with the staff report for the 6/17 Planning Commission meeting.
That action, accompanied by the record of the proceedings before the Commission will be
reported to the City Council on July 14. 2008 at their regular meeting beginning at 7:30
PM. You or your representative should be present to answer any questions the Council
may have.
The Planning Commission's decision in this matter shall become effective thirty days after the
adoption of the resolution by the Commission, unless an appeal has been filed or the City
Council takes jurisdiction of the case within that thirty (30) day appeal period. (Section
17.54.010(B) of the Rancho Palos Verdes Municipal Code). Should there be an appeal, the
Commission's decision will be stayed until the Council completes its proceedings in
accordance with the provisions of the Municipal Code.
If no appeals are filed within the thirty (30) day period after adoption of the Planning

Dear Mr. Fan:
This letter shall serve to notify you that the Planning Commission voted at their regular
meeting on May 13, 2008 to direct staff to prepare a resolution to approve your request
in Zoning Case No. 753 and shall be confirmed in the draft resolution that is being
prepared. The Planning Commission will review and consider the draft resolution,
together with conditions of approval, at an upcoming meeting on June 17, 2008 and
make its final decision on your application at that meeting.
The findings and conditions of approval of the draft resolution will be forwarded to you
before the Planning Commission meeting for your review.

Dear Yolanda,
I am sending you the alternate proposal for Tony Fan Swimming Pool. This location for the
swimming pool seems to be the best.
The pool is now in between the previous location proposal and the north embankment facing
Sagebrush Lane.
The area to the extreme south, which happens to be close to the master bedroom as well as
the two deep cesspools that were required for this job; therefore, the location that I showed is
right in between in the solid grade, which will be the best for the pool construction. This way the
pool as you can see is placed half way into the setback and half way into the regular Tony Fan
yard.
The pool itself is total of 590 S.F., so 295 S.F. is encroaching into the side yard facing west.
The owner on the immediate west side of Tony Fan house is agreeable with Tony Fan for the
Swimming pool location.
I hope the Rollin Hills Committee will approve this and that Tony Fan can have his swimming
pool.

Dear Mr. Fan:
This letter shall serve to notify you that the Planning Commission at their meeting on
April 15, 2008 expressed concerns regarding the setback encroachment of the proposed
pool and favored an alternate location. The Commission continued the case to allow
your representatives to come up with a different design and location. Should you have
an alternate plan to show to the Commission, we'll schedule a field visit for May 13, 2008
at about 5:30 pm. Should you wish to present the same proposal, the Commission would
consider it at their regular meeting on May 13 at 6:30 pm. However, please be advised
that the Commission was not in favor of the currently proposed location. Please inform
me as soon as possible of your intended action, but no later than April 30, 2008.
The Commission requested that information be provided regarding the building pad area
and pad coverage; that the pad area be marked on the plan and that a different
landscaping be proposed for the pool area (not palm trees). In addition, please submit
revised coverage calculations for the smaller size pool. We would need 8 sets of plans
and this information by May 2, 2008.

The Planning Commission scheduled a field trip to your property to view a silhouette of
the proposed project on Tuesday. April 15. 2008.
The Planning Commission's schedule is to visit several other properties on that day
between the hours of 4-6 PM. I will inform you of the approximate time of the visit at a
later time. Your neighbors will be notified of this field trip.
The owner and/or representative must be present to answer any questions regarding the
proposal. The project must be staked as follows:
• A full-size silhouette in conformance with the attached
guidelines must be prepared for the PROPOSED
STRUCTURES showing the footprints;
• Stake/depict the water surface, the coping and the
walkway are around the pool;
• Stake/tape the 35-foot side yard setback line in the
vicinity of the project;
• Stake/tape the side easement line in the vicinity of
the project;
After the field trip, the next regular meeting of the Planning Commission will take place on the
same day, Tuesday. April 15. 2008 at 6:30 PM at City Hall, at which time the Commission will
further discuss and deliberate your proposal.

SILHOUETTE CONSTRUCTION GUIDELINES
A silhouette of proposed construction must be erected the week preceding the designated
Planning Commission or City Council meeting/field trip.
Silhouettes should be constructed with 2" x 4" lumber. Printed boards are not acceptable.
Bracing should be provided.
Lumber, wire or other suitable material should be used to delineate roof ridges and eaves.
Flags in close proximity to each other must be attached to the wire or twine to aid in the
visualization of the proposed construction.
Property lines, setback lines and easement lines must be staked along the areas . of
construction. 21/2 - 3' high wooden stakes must be used to delineate the lines. Such stakes must
be flagged and marked on their sides:
• Property line ( red or pink flag)
• Setback line (green flag)
• Easement line (yellow flag)
and remain in the ground throughout the entire review and approval process as well as
during the entire construction process, when required by the Commission.
The application may be delayed if inaccurate or incomplete silhouettes are constructed.
