This letter is to serve as official notice, pursuant to Section
17.32.090 of the Rolling Hills Municipal Code,- that your request
for a-varian_ce _to the front -yard setback requirement for.' th.eap_ urpose
of reconstructing a single family residence, on..Lot 117-RH, .6Possum
Ridge Road, was approved by the Planning Commission at their meeting
on Tuesday, February 16, 1988, subject to the following conditions:
that the encroachment not exceed the existing non -conforming setback
of 38 feet, excluding the stairs to the entrance of the residence;
that a landscape plan be submitted and approved, per the City
policy, which should indicate the manner in which the visual 'impact
of the new residence will be mitigated; that a finding be made
that the physical restraints of the property are such that a
variance be granted to allow for the property to be developed
in a manner similar to others in the same vicinity; and, the
variance be contingent upon the approval of the architectural
plans by the RHCA Architectural Committee.
A formal report of the Commission's action will be recorded
in the minutes of the proceedings before the Planning Commission,
and will be made available to you after approval by the Commission.
The Planning Commission's decision will be reported to the
City Council, as required by the Municipal Code, Section 17.32.090,
at their next regular meeting on Monday, March 14, 1988, pursuant
to the requirements of the Municipal Code, Section 17.32.140.'
