RESOLUTION NO. 149
RESOLUTION OF THE CITY OF ROLLING HILLS,
CALIFORNIA, APPROVING FINAL MAP OF
TRACT NO. 27124
WHEREAS, the City Engineer of the''City of Rolling Hills
has certified -to this Council that he has examined the final
map of Tract No. 27124; that said map conforms substantially
to the tentative map and all approved alterations thereof;
that all --provisions of the Subdivision Ordinance of the City
of Rolling Hills have been complied with; that he is satisfied
with said map and that if is technically correct with respect
to City records; and
WHEREAS, the Subdivider has requested permission to
convey the bridle trail easements required by Section 12.05 of
the Subdivision Ordinance of the City of Rolling Hills to
the Rolling Hills Community Association of Rancho Palos
Verdes in lieu of dedicating such easements as required by
said Section; and
WHEREAS, it appears from evidence submitted to this
Council that Clifton A. Hix and other easement holders for roads,
public utilities and bridle trails, none of which easements can
ripen into a fee, have refused to sign said final map and a
refusal on the part of this Council to accept=said map for
recording would work an undue hardship on the Subdivider; and
WHEREAS, there have been presented to this Council
agreements as follows:
(a) Agreement dated September 11, 1962, between the
Subdivider and Palos Verdes Water Company providing
for the installation of water mains;
(b) Agreements by the Subdivider to set survey monuments
and tie points as permitted'by Section 9.06 of the
Subdivision Ordinance.of the City of Rolling Hills,
Together with the bond required in Section 14=.04 of
said Ordinance; and
(c) Agreement (Subdivision - Private Streets) as
permitted by Section 13.06 of the Subdivision Ordinance
of the City of Rolling Hills, together with the bond
required by Section 14.03 of said Ordinance.
NOW, THEREFORE, BE IT RESOLVED:
1. That the City Council does find and declare that
the Subdivider of Tract No. 27124 has, in good faith, attempted
to secure the signatures of Clifton A. Hix and other owners of �a
easements for roads, public utilities and bridle trails,
and has been unable to do so, and the refusal on -the part of
the Council to accept the final map 'of said Subdivisiou for
recording would work an�,undue hardship oa_the Subdividers.
2. That the requirementof Sction 12.05 of the
Subdivision Ordinance of the City of Rolling Hills with
respect to the dedication of bridle trail easements be and
the same is hereby waived.
3. That the Agreements above mentioned be and they
are hereby accepted and approved and the bonds given in
connection with the Agreements above mentioned as items
(b) and (c) and the same are hereby approved and accepted;
4. That the offer of dedication on the title sheet of
said final map of easements for sanitary sewers, drainage, and
public utility purposes be and the same are hereby accepted
and that the offer of dedication of the.private streets shown
on said maps be and the same is hereby rejected under the
provisions of Section 11616 of the Subdivision Map Act; and
5. That the final map be and the same is hereby approved

and the City Clerk is directed'to certify the approval and
actions of this Council thereto and with respect to the
acceptance and rejection of easements.
